CONGRESS STREET RENOVATION : BROOKLYN NY
3,000 SF : WITH BAXT INGUI ARCHITECTS

THIS LANDMARKED 4-STORY TOWNHOUSE WAS BUILT IN 1899. IT IS 16’-8″ IN WIDTH FROM PROPERTY LINE TO PROPERTY LINE, NARROWER THAN MOST TYPICAL TOWNHOUSES. ON THE GARDEN FLOOR THE EXISTING KITCHEN WAS REMOVED AND RELOCATED TO THE PARLOR FLOOR. A NEW 3-FIXTURE BATHROOM AND CLOSET REPLACED IT. TO OPEN UP THE SPACE ON THIS FLOOR A PORTION OF THE BEARING WALL WAS REMOVED. STRUCTURAL STEEL MEMBERS WERE INSTALLED WITH DECORATIVE WOOD COLUMN ENCLOSURES. A NEW CASED OPENING TO THE FAMILY ROOM WAS ALSO CREATED. THE REAR YARD WAS EXCAVATED TO ALLOW FOR NEW FRENCH DOORS AND SIDELITES TO BE INSTALLED. ON THE PARLOR FLOOR A NEW CASED OPENING WAS CREATED INTO THE DINING ROOM. THE NEW KITCHEN WITH A SMALL AREA FOR EATING WAS PLACED AT THE FRONT OF THE HOUSE. THE SECOND AND THIRD FLOOR BATHROOMS WERE BOTH RENOVATED. NEW WINDOWS WERE INSTALLED ON THESE TWO FLOORS TOO. THE MOLDINGS, PLASTER CROWN, STAIR AND ITS SPINDLES, AND THE SHUTTERS WERE ALL REFURBISHED. A NEW SKYLIGHT AND ROOF HATCH WERE INSTALLED TO REPLACE THE EXISTING. A NEW HVAC SYSTEM WAS INSTALLED THROUGHOUT THE HOUSE.
