HICKS STREET RENOVATION : BROOKLYN NY
2,060 SF : WITH BAXT INGUI ARCHITECTS

THIS CO-OP APARTMENT IS LOCATED ON TWO FLOORS WITHIN A 9-STORY PREWAR LANDMARKED BUILDING. THE EXISTING KITCHEN AND BATHROOM ON THE UPPER FLOOR WERE GUTTED TO ALLOW FOR THE INSERTION OF A MODERN KITCHEN AND BATHROOM. THE MATERIALS CHOSEN WERE LIGHT COLORS BECAUSE BOTH OF THE ROOMS FACE THE INTERIOR LIGHTWELL OF THE BUILDING. THE DOORS ON THE BATHROOM ARE CUSTOM WOOD DOORS WITH ETCHED GLASS PANELS TO ALLOW LIGHT TO FILTER INTO THE INTERIOR OF THE APARTMENT WHILE STILL MAINTAINING PRIVACY. AIR-CONDITIONING WAS INSTALLED THROUGHOUT THE APARTMENT ON BOTH FLOORS TAKING CARE TO NOT MODIFY THE EXISTING PREWAR DETAIL. BECAUSE THE CO-OP IS A LANDMARKED BUILDING THE MODIFICATIONS TO THE WINDOWS FOR THE A/C EXHAUST HAD TO BE APPROVED BY THE LANDMARK COMMISSION AND THE CO-OP BOARD. IN THE BEDROOM AN EXISTING WALL WAS RELOCATED TO BRING THE ROOM BACK TO ITS ORIGINAL CONFIGURATION. A CUSTOM WARDROBE AND BED WERE ALSO BUILT. CUSTOM FLOATING SHELVES WERE INSTALLED ALONG THE WALL AS YOU DESCEND THE STAIRS. THE FLOORS WERE REFINISHED AND THE ROOMS PAINTED WHITE THROUGHOUT TO ALLOW THE HOMEOWNER’S ART COLLECTION TO BE THE MAIN FOCUS.
