REMSEN STREET RENOVATION : BROOKLYN NY
4,681 SF : WITH BAXT INGUI ARCHITECTS

THIS LANDMARKED 5-STORY BROWNSTONE WAS BUILT IN 1899. THIS WAS AN EXTENSIVE RENOVATION DUE TO THE RESTORATION OF THE ORIGINAL DETAIL THROUGHOUT THE HOUSE. THE AMERICAN WALNUT CASEWORK, INLAID FLOORS, AND THE FIREPLACES/MANTELS WERE ALL RESTORED OR RECREATED. THE MAJORITY OF THE WORK OCCURRED ON THE GARDEN FLOOR, THE PARLOR FLOOR, AND IN THE CENTRAL CORE OF THE HOUSE ON THE UPPER THREE FLOORS.  FIVE NEW BATHROOMS WERE ADDED IN THIS AREA. ON THE GARDEN FLOOR THE KITCHEN AND DINING ROOM SWITCHED LOCATIONS, MOVING THE KITCHEN TO THE REAR AND THE DINING ROOM TO THE FRONT. IN THE KITCHEN A BAY WITH FRENCH DOORS WAS ADDED TO MAKE ROOM FOR A BANQUETTE AT THE NORTHERN EDGE THAT OPENED TO THE BACKYARD. IN THE DINING ROOM TWO CASED OPENINGS WITH COLUMNS WERE ADDED TO CREATE A MORE FORMAL AND ENCLOSED SPACE. ON THE PARLOR FLOOR THE CENTRAL PORTION OF THE EXISTING BAY WINDOW WAS OPENED BACK UP BY RE-INSTALLING A WINDOW, TAKING IT BACK TO THE ORIGINAL CONFIGURATION. CUSTOM MILLWORK PIECES WERE ADDED IN THE DEN AND THE FAMILY ROOM. THE HVAC WAS ALSO UPGRADED THROUGHOUT THE HOUSE, INCLUDING ADDING CENTRAL A/C.
